Water heaters and appliances
A water heater, washing machine or dishwasher in the unit above is a frequent culprit. Tanks without a drain pan can soak the ceiling below in hours.

Guard-gated condos off Golden Springs Drive, across from the Diamond Bar Golf Course, where upper units sit over lower ones and a leak is rarely just one owner's problem. Get connected with local contractors who find the source, work with management, and rebuild your ceiling.
Racquet Club Drive, off Golden Springs Drive across from the Diamond Bar Golf Course, leads to two guard-gated condominium communities. The Diamond Bar Racquet Club was built around 1987, with upper- and lower-level units on a tree-lined hillside, detached garages and assigned parking. The Diamond Bar Tennis Club, on streets like Hilton Head Drive and Lakeway Drive, was built through the 1980s and has several pools, a spa, a clubhouse and tennis courts.
Both communities have 24-hour guarded entrances and on-site management, and at the Racquet Club, HOA dues have included water and trash. That combination of stacked units, shared buildings and a management office shapes how any ceiling leak gets handled.
Ceiling repair at the Racquet Club or Tennis Club starts at the gate and the management office: stop the water, often in the unit above, document the source for the HOA, then dry and rebuild your ceiling once responsibility is clear.

Upper units take roof leaks directly; balconies and decks over lower units can leak at their edges and drains.

For how responsibility usually works under California law and typical CC&Rs, see who pays for a condo leak and condo ceiling leak repair.
Gates, management and stacked units.
Call the guard gate or management office so they can reach the upstairs owner or shut off water to the unit, then knock on the door yourself if you can. Take photos and notify management in writing. Then call and your HO-6 insurer if the damage is more than a small stain.
Yes. Let the gate know a contractor is expected, or add them to your guest list; they check in at the front entrance off Racquet Club Drive.
Water included in the dues means the association pays the water bill, not necessarily for leak damage. Who repairs a leak and the ceiling below depends on where the leak started and what the CC&Rs and the master insurance policy say.
The Diamond Bar Racquet Club condos were built around 1987. Diamond Bar Tennis Club units on streets like Hilton Head Drive and Lakeway Drive were built from the early-to-late 1980s. Original water heaters are long gone, but original supply lines and drains may not be.
It's one of the most common causes in stacked condos. A failing tank, a leaking relief valve line or a corroded connection can soak the ceiling below. If yours is upstairs and more than about 10 to 12 years old, have it checked and make sure it has a drain pan.
Interior drywall and paint usually don't, but many guard-gated associations require contractors to check in, carry insurance and work set hours. Ask the management office for their contractor rules before scheduling.
