Ceiling Repair in South Pointe, Diamond Bar

South Pointe has two kinds of homes: single-family view homes from the early 1980s, and newer gated homes near Larkstone Drive built in the last decade. Their ceiling leaks have different causes, and the newer ones may raise builder questions. Local contractors work on both.

Two generations of homes

South Pointe is in south Diamond Bar near South Pointe Middle School on Larkstone Drive, west of the 57 freeway. Its housing falls into two groups.

The established homes date from around 1981, single-family houses, some single-story, many with views. Those roofs, pipes and ceilings are now more than 40 years old.

The newer gated homes were built by Lennar and were selling in 2016: single-family detached condominiums behind private gates at Larkstone Drive and Dab Court, about 3,100 to 3,900 square feet with up to five bedrooms, some on three levels. Larkstone Park is nearby.

In short

In South Pointe's 1980s homes, ceiling leaks usually come from aging roofs and pipes. In the newer gated homes, upper-floor bathrooms, laundry rooms and connections are the usual sources, and the age of the house may matter for builder responsibility under California's SB 800.

If a builder may be responsible

California's Right to Repair Act (SB 800) applies to new homes first sold on or after January 1, 2003. It sets construction standards with time limits that run from close of escrow and vary by component: one year for the builder's fit-and-finish warranty, four years for plumbing and sewer, and up to ten years for other standards. Before a lawsuit, the homeowner has to give the builder written notice and allow an inspection and an offer to repair.

For a ceiling leak in a newer South Pointe home, that means:

  • Document first: photos, dates, and what failed. See how to document water damage.
  • Stop the damage and dry the area; that doesn't wait for anyone.
  • Keep the failed part and photograph the opening before it's closed.
  • Get advice from an attorney about whether and how to notify the builder.

This is general information, not legal advice. Ask the ceiling contractor for the cause, photos and a written scope, and schedule the repair once you're ready.

Common questions

South Pointe questions

Builder rules, gated homes and older houses.

My South Pointe home was built by Lennar around 2016. Should I call the builder about a ceiling leak?

It's worth checking. California's Right to Repair Act (SB 800) gives buyers of new homes sold since 2003 a set of construction standards with time limits that vary by component: for example, four years for plumbing, and up to ten years for some items such as water getting in through roofs or windows. Most homes in that phase have passed the four-year mark, but a roof or window leak may still fall within a longer period. Read your purchase documents and talk to an attorney if it's a builder issue. This isn't legal advice.

What do I have to do before suing a builder under SB 800?

The law sets up a mandatory pre-litigation process: you give the builder written notice of the defect, and the builder gets a chance to inspect and offer to repair before a lawsuit is filed. Document the damage first, and don't let any repair destroy the evidence.

Are leaks different in the older South Pointe homes?

Yes. The single-family homes from around 1981 have roofs, supply lines and textures that are now more than 40 years old, so roof underlayment, pinhole leaks and popcorn that needs testing are more typical there than in the newer gated homes.

Is South Pointe in Diamond Bar or Walnut?

South Pointe is in Diamond Bar. Part of the area uses the 91789 ZIP code, which is shared with Walnut, and South Pointe Middle School's mailing address on Larkstone Drive reads Walnut.

Does the gated South Pointe community's HOA need to be involved?

Lennar's South Pointe homes were sold as detached condominiums in a gated community, so the association and its documents may cover parts of the exterior or roof. Check your CC&Rs before roof work, and let the gate know a contractor is coming.

What causes ceiling leaks in newer multi-level homes?

Upper-floor bathrooms and laundry rooms over living spaces, washing machine hoses and supply lines, shower pans, and AC condensate lines from attic or upper-floor units. In new homes, connections and seals are more often the cause than worn-out pipes.
